¡No hay suelo gratis! Un aporte desde la economía institucional urbana al desarrollo del principio de reparto equitativo de cargas y beneficios de la urbanización

El suelo urbano es un bien compuesto por suelo privado o edificable y por suelo público. Tales componentes son indivisibles, esto es, que no es posible algún aprovechamiento de suelo privado sin la existencia de suelo público que acoja los bienes públicos requeridos en la urbanización y que proveen las condiciones de accesibilidad y habitabilidad urbanas. El principal mecanismo para producir el suelo público son las cesiones urbanísticas, que no son gratuitas, pues su valor se expresa en el precio del suelo privado. Este trabajo se ocupa de demostrar esto y constituye un aporte de la economía institucional urbana a la comprensión del principio del reparto de las cargas y beneficios del proceso de urbanización.Downloads

5. That such authorization is granted for free.
